The Home Information Pack (HIP) is now compulsory for all existing residential dwellings placed for sale on the property market.

The requirement for an Energy Performance Certificate has been set by a European Directive which all member states have to implement. The EU found that a significant proportion of energy was being used by commercial and residential properties. Small increases to the energy efficiency in the millions of properties across Europe would result in a significant overall reduction in energy usage.

The EPC is a mandatory document in the Home Information Pack.

The Energy Performance Certificate

All Domestic Energy Assessors must be fully trained and hold the DipDEA from ABBE (The Awarding Body for the Built Environment). They must also be fully accredited to a recognised professional body and hold full Indemnity Insurance.

You may have heard the term 'Home Condition Report'. This document is not yet mandatory. If this report is to be included in the HIP then this will incur a higher cost.

Our market research has shown that some companies are loading the cost of the production of the Home Information Pack with their own administration charges making this a more expensive exercise than we believe is necessary.
